How do I Search for a Property?

Which Area is Best for Students?
As a city bursting with opportunities for students, there are many areas to choose from in Newcastle.

What Property Types do you Roseworth Have?
Roseworth has a wide selection of accommodation for students, meaning there’s something for groups of all sizes.
From one to eight bedrooms, the properties you’ll find include:
- Town Houses

- Luxury Properties with en-suites
The majority of our Newcastle students lets feature double rooms too. However, some properties have rooms of varying sizes. In this instance, the rooms will have different rents assigned to them, which is based on size.
Are Properties Furnished or Unfurnished?
All of Roseworth’s student accommodation in Newcastle is fully furnished.
Aside from furniture, our properties are supplied with a number of other household amenities. These include:

- Step ladders

How Much Will I Pay in Rent?
When it comes to rental costs at our student accommodation, this will vary depending on the size and location of the property.
We do have a wide range of student accommodation available, at a number of different price points depending which can all be found on our Find a Property page.
Does the Rent Include Bills?
All of our Newcastle student accommodation is self-contained, and students will be liable for paying utility bills on top of rent.
We recommend that on average, students should pay between £10 - £12 a week per person on bills.
However, Roseworth does provide some all-inclusive bills packages to make budgeting even more straightforward. If this is something you’d be interested in, just pick up the phone and give us a quick call to find out more.
What if I Have a Car?
For those students that have a car, or are thinking of bringing one with them, some of our properties come with off-street parking. Just make sure you ask about it beforehand.
Does Roseworth Let to First Year Students?
At Roseworth we provide student accommodation to first, second, third or fourth-year students attending Newcastle or Northumbria universities.
I am Looking for a House Share Property, do you Have Anything Available?
All of our Newcastle student house share properties can be found on our website.
If you can’t find anything that matches your criteria, we can register your details and keep them on file. We can then contact you when something suited to you becomes available.
When Should I Start Looking for Accommodation?
While there are no rules when it comes to finding student accommodation, those in large groups should start sooner rather than later. Our properties are released every September for the following academic year, so the earlier bigger groups start searching the more choice you’ll have.
This is particularly true if you want a six, seven or eight-bed property – as they get snapped up pretty fast.
But, before you start your search, you should consider the following questions:
- Do we want to be in a flat or a house?
- What is our budget for rent and utility bills?
- Which student area of Newcastle would we like to live in?

At Roseworth we know group sizes can change once you start looking. But this is nothing to worry about, as we can be as flexible as possible when it comes to securing your ideal student property.
Where Should we Rent a Property?
When it comes to renting student accommodation in Newcastle, no area is perfect for everyone, but with so many places designed for students, you’ll have plenty of places to choose from, depending on what you’re looking for.
Things you should consider before searching for your student property include:
- Distance to your University
- Public transport links to the rest of the city and surrounding areas
- Proximity to open green space and leisure facilities
- Distance to shops, bars, restaurants and cafes
- Whether the area is quiet or busy
How Do I Book a Viewing?
Once you’ve decided on the student accommodation you’d like to view, you can send us a booking request via our booking basket facility. This can be found on our Favourites page.
Or you can contact a member of our friendly team.
When it comes to viewing our student accommodation in and around Newcastle, we book in hourly slots. This allows you to save time and view multiple properties in one go.
The amount you’ll see in one viewing will depend on the distance between properties.
I Don’t Have a Car, How do I Get to the Viewing?
At Roseworth we offer a door to door service to ensure you can easily get to all your viewings.
With vehicles that can hold up to nine people, a member of our team can either meet you at one of our offices, or the first property. We can even drop you at home after the viewings are all finished.
This also provides you with ample opportunity to ask our expert team member about the property, area and Newcastle in general.
What Fees do I Have to Pay as a Student?
Roseworth doesn’t charge any agency fees when renting student accommodation in Newcastle.
What Paper Work do I Need to Fill in?
When it comes to your new student accommodation, a member of our team will prepare all the paperwork.
They’ll then book you in for a sign-up appointment, where they’ll go through all of the paperwork with you, and provide help with any questions you may have.
The documentation they’ll go through with you includes:
- Guarantor forms
- Direct debit/payment forms
- The Assured Tenancy Agreement
You’ll be provided with this documentation beforehand so you can review it before coming in to sign.
What are the Rent Payment Options?
As Roseworth are specialists in student accommodation, this means we can offer favourable payment options.
This can be done on a tenant by tenant basis, meaning students in the same household can all be on different payment methods. These are:
- A full year upfront
- Eight or ten monthly direct debits
- Three termly payments - collected in line with student loan dates.
We also accept post-dated cheques. This can be collected automatically, so you don’t have to worry about forgetting.
How Do I Secure a Property?
Once you’ve found the student accommodation that you want, it can be secured by each tenant putting down a deposit equivalent to a month's rent. This is not an agency fee, but part of your security deposit bond.
Roseworth will then remove the property from our website and any marketing sites. You’ll then be asked to complete an application form to register your details. This will allow Roseworth to draft the legal documentation mentioned above.
